One of the benefits of being a unit owner in Lincoln Station is use of the Clubhouse facilities. All unit owners can use the clubhouse great room, pool, and barbeque facilities. The great room is locked separately from the rest of the clubhouse and is accessible only to unit owners and their guests. Unit owners at Lincoln Station can also use the clubhouse great room to host parties and other get togethers that include non-owners. These events are limited to a maximum of 50 people. If you would like to host an event that includes non-unit-owners, you must notify Moriarty Management at least ten days before the event using 🔗 this form 🔗. The following information must be provided: - The date and time (starting and ending) of the event - The resources to be used (great room, pool, barbeque grill) - The total number of attendees that are planned for and the number of attendees under age 16 - Whether alcohol will be served Please remember Any event with swimming requires adult supervision The normal clubhouse hours are 9:30 AM to 9:30 PM Use of the clubhouse facilities for this type of event requires an upfront deposit of $200. The full deposit amount will be refunded after Moriarty Management has inspected the facilities and determined there has been no damage beyond normal wear and tear. Should there be any assessed damage, the full cost necessary to return the facility to its previous condition will be charged to the responsible homeowner. If this charge is less than $200, the remainder of the deposit will be refunded. We expect that the unit owners scheduling the event will leave the facilities in the same state that they found them.
If the event will be attended by 20 or more people, the Lincoln Station HOA requires that you procure liability insurance. The HOA may, in some circumstances, require that you procure insurance if attendance is fewer that 20 people. In cases when insurance is required, the additional liability coverage must be in the amount of $1,000,000 (one million dollars US) for the event and Lincoln Station HOA must be named an insured party. A binder must be provided to Moriarty Management before the event is held. The appropriate insurance, which is separate from your condo policy, can be purchased online for less than $150 and is available from several vendors, for example, www.eventhelper.com. It can also be purchased through some insurance agents. Homeowners who reserve the great room for an event must recognize that individual homeowners who wish to also use the great room at the same time for their own person use, and that of their families, are permitted to do so.

Where on the form does a unit owner indicate whether or not alcohol will be served?

I am not sure of the outcome of the discussion last Saturday about whether or not the event is closed or the great room is open to other homeowners at the time of the event, but I agree with VB that it should not be open to all during the event. E.g., who wants random people crashing their wedding dinner? And what about liability if uninvited guests help themselves to adult beverages and then have an issue?
