Chimney and fireplace safety is and will continue to be one of the primary safety issues of concern to our community at Lincoln Station.
Not only are we all responsible individually for safety within our own units, but we are also all responsible collectively to protect our community against potential property damage and personal injury resulting from the condition of and/or misuse of our chimneys and fireplaces.
If an unfortunate event were to occur based on neglect of chimney and fireplace conditions, we have been advised by our insurance company that our association could face non-renewal of our policy, increased premium, or a failure to provide coverage.
It is imperative that our entire community supports the effort to prioritize ongoing safety and annual inspections for our chimneys and fireplaces.
The Lincoln Station Phase 1 board of directors undertakes the following on an ongoing basis:
Maintain the ability to access every unit for purposes of inspection and emergency as provided for under our by-laws;
Maintain an accurate list of the type of fireplace within each unit;
Arrange for annual inspections of all chimneys by a professional inspection firm, and provide reports to unit owners; and
Enforce strict compliance for the completion of required repairs in units that fail inspection.
This is intended to be a cooperative effort for the overall safety of our community. Changes to the method of access to a unit or the type of fireplace within a unit should be reported to MTR Management Co. immediately. Should a unit owner encounter difficulty in achieving compliance with required repairs within their unit, please advise MTR Management Co. immediately.
