Rules for Renters

The Lincoln Station Homeowners Association (HOA) Board of Directors established these rules and regulations to promote a peaceful, well-maintained, and enjoyable community for all residents. They are intended to protect the value, appearance, and integrity of our buildings and grounds. Renters are expected to review and comply with the rules outlined herein, as full adherence helps ensure a positive living environment for everyone in the community.
- Conduct: Renters are expected to treat the property, common areas, and grounds with care and respect. Everyone plays a part in maintaining a peaceful, respectful, and welcoming environment for all residents.
- Minimum Renter Age: Primary renters and tenants must be at least 25 years old.
- Speed Limit: All vehicles must adhere to the area speed limit of 10 mph.
- Parking: Limited to a maximum of two (2) vehicles parked directly in front of the unit. Overflow or guest parking areas are not available for renter use. Parking is not permitted in any non-paved areas or units adjacent to the unit being rented. Parking is not permitted for RVs, campers, boats, snowmobiles, trailers, or similar vehicles anywhere on Lincoln Station property. All vehicles must be moved when necessary to allow for snow removal from in front of the unit. Cars can temporarily (no more than 30 minutes) be moved to areas in front of other units or in overflow areas while the plow is actively clearing snow from in front of the unit.
- Noise & Conduct: Excessive noise must be avoided at all times, regardless of the hour, and must be kept to a minimum, including music, television, conversations, and other activities that may disturb neighbors. Disruptive or disorderly conduct will not be tolerated. Parties or large gatherings are not permitted.
- Quiet Hours: Quiet hours are from 10:00pm to 7:00am.
- Occupancy: The maximum size of the rental party in a unit is limited to:
2 Bedrooms: 6 people
3 Bedrooms: 8 people
4 Bedrooms: 10 people - Use of Common Areas: Only members of the rental party are permitted to use the common areas and facilities. No outside guests are permitted.
- Pets: Pets are not permitted in rental units or anywhere on Lincoln Station property. However, Service Dogs are permitted consistent with the Americans with Disabilities Act, Federal Housing Act, and NH RSA Chapter 167-D.
- Fireplaces: The use of wood-burning fireplaces and stoves is strictly prohibited by renters.
- No Open Flames: For fire safety, open flames (except gas grills) are not allowed. This includes charcoal grills, turkey fryers, tiki torches, portable fireplaces, and similar items.
- Fireworks: The possession, discharge, or use of fireworks on Lincoln Station property is prohibited.
- Trash: All trash must be securely placed inside the dumpsters. Do not leave trash outside your unit or next to the dumpsters, as it attracts wildlife, including bears. There are two (2) dumpster areas on the property each with two (2) dumpsters. If you find one full, please try another. If all four are full you must take the trash to the Town Transfer Station (on Recycle Road next to McDonalds).
- Pool & Clubhouse: Pool and clubhouse hours are 9am–9:30pm. No shoes, food or drinks (except water in non-glass containers) are allowed in the indoor pool area. To maintain proper ventilation, the indoor pool doors must remain closed at all times. The clubhouse and pool areas must be vacated by 9:30pm. Alcohol is not allowed in the clubhouse or any of the pool areas. The outside grill behind the clubhouse is for Homeowner use only.
- Great Room: The Clubhouse Great Room is reserved exclusively for the use of unit owners and their invited guests.
- River Access: Renters are not allowed to access the river through the gated areas behind buildings 8 and 14.
- Tennis Courts: As available for use are restricted to Tennis and or PickleBall only. Skateboarding and or Roller Blading are not allowed.
- Damage: If something is damaged or broken by a renter to any Lincoln Station common property or facilities, please notify the homeowner and:

Email: [email protected] - ELECTRONIC RECORDING DISCLOSURE: Lincoln Station utilizes electronic audio and video recording devices throughout the property. Tampering with, disabling, or interfering with monitoring equipment is strictly prohibited and may result in fines or further action by the Board. Recorded data may be reviewed by Property Management or the Board to ensure adherence to community policies and investigate potential violations.
