2023 Chimney & Fireplace Letter To: Units unable to be accessed March 2023

Dear Unit Owner:
The Lincoln Station Board of Directors is looking to verify that all units in our community are accessible to the Board, in accordance with the Declaration of Covenants, Restrictions and Party Facilities of Lincoln Station Phase I, section 3.8, which states as follows:
“Easements are reserved in favor of the Association, its agents and employees, successors and assigns to enter upon the Units for the purpose of conducting inspections and carrying out the responsibilities of the Association as set forth herein and as may be authorized from time to time by the Association”.
The Board is required under the terms of the master insurance policy for Lincoln Station Phase 1 to conduct annual chimney inspections for each unit with a wood burning fireplace. In addition, should the board perceive that there is an emergency due to fire, water, or otherwise, by having an immediate right of access at a time when a Unit Owner may not be available, the the possibility of injury or damage to person or property can be minimized or eliminated.
As of this date, the Board does not have access to your unit. Please contact Heidi Coburn of MTR Management Co., the Board’s property manager, within 5 business days of receipt of this letter, in order to provide Heidi with a method of access to your unit.
