Water Off! Especially in Winter!
When you vacate your unit for several days or more, turn off the water (and water heater). This helps eliminate potential water damage issues all year round if a pipe leaks or breaks, but it is especially important in the winter when there is a risk of pipes freezing and rupturing.

From mid-December through mid-March, buildings #27, 32, 35, and 36 must leave their water on. These units have trickler valves that prevent water line freezing. |

After November 1 it is recommended that your heat be turned up to 55 degrees in all rooms that have or are adjacent to water pipes (including entrance foyers). Those units with ETS units should have the units set to level 2. Please leave the doors open inside the unit so that the heat can circulate.
As a unit owner it is your responsibility to provide sufficient heat to prevent freezing of pipes. This includes the entry areas where the pipes enter the unit. Please make sure that your guests and renters are aware of this.

Part of the Association’s annual preventative maintenance program includes inspection of all unit chimneys and fireplaces. These inspections are for smoke alarms, and the presence of fire extinguishers. They also make note of any defects or potential hazards which are then made aware of to the unit owner(s) for their corrective action. This program will continue to be performed on an annual basis and in addition to properly protecting and maintaining your chimneys and fireplaces, it assists in keeping insurance premiums down. When replacing your unit windows and/or sliding deck doors, please be sure to have them factory painted the Lincoln Station Red color, as this method provides the best and strongest coating application. This color is on record with Granite State Glass Company of Plymouth and several other area contractors also have the information. In addition, you can also get the color information through the management office.

Please remember the importance of keeping a charged fire extinguisher in a visible location at all times. In addition, please test your smoke alarms regularly to insure of proper operation. There are propane heating systems throughout many of the units and it is recommended that everyone install a carbon monoxide detector. This device can be purchased at most hardware stores for about $55, and simply plugs into any outlet.
As a reminder fireworks and open flame devices (barbecue grills and small properly used candles excluded) are not permitted on the Lincoln station property.
