Day 7 (May 1)
On Monday, May 1, GMI completed all the remaining walkways in front of the units except for Buildings 7 and 15 where the stairs are still under construction (Photos 1 & 2). Completion of the stairs is not expected until about May 10 contingent on weather conditions. Units 7-2 thru 7-5, and 15-2 have the timbers in place and are ready for asphalt (Photos 3 & 4). Once all the stairs are in place, the paving company will return to asphalt these remaining walkways. They also will install a few final berms and the speed bumps at that time which needed to be put off until we get dryer weather.
The rain we had in the past couple of days allowed us to look at water-runoff and how effective the grading had been (Photos 5 & 6). Overall, it appears to be very good throughout the complex. In fact, we only had one minor area where we had a small amount of puddling that GMI will be repairing when they return to work on the berms.
We will continue to monitor the hardness of the asphalt over the next couple of days. The rain and cooler weather is helping the surface to firm up. At this point it appears likely we'll be able to have personal vehicles return this Friday afternoon. Light commercial vehicles (e.g. oil company, contractors) will possibly be allowed back the week of May 8. We'll provide confirmation of these dates in the next several days.

Day 6 (April 29)
Today, GMI completed all major paving of the roadways and parking areas all the way up to the main entrance (Photo 1, 2, & 3). They also began placing the the "Cape Cod" berms in selected areas to help with water run-off (Photo 4), and began on paving the walkways leading from the street to the individual units. The walkways to buildings 27, 32, 35, and 36 were completed (Photos 5 & 6).
The contractor for the stairways, Jim Silva, showed up a day earlier than expected to get started (Photo 7). We'd like to thank Jim and his crew for fitting this project in their busy schedules and working this weekend. We'd also like to thank Dave Moriarty for immediately changing his plans Saturday morning, and tracking down and delivering the lumber Jim needed to get started on the stairs yesterday. Stair work will continue today, Sunday.
GMI is off today (Sunday), but will return Monday morning to continue work on the berms and walkways.
Vehicle traffic is still NOT allowed at Lincoln Station in any location. If you find that you MUST visit your unit, please remember to park off-site. Parking is available at the Lodge entrance. All foot traffic should be through the grassy, unpaved areas as much as possible. Remember, walkways are still a work in progress so please use the dirt edge as you enter your units.

Day 5 (April 28) - Start Paving
Finally, the paving has begun! It began appropriately, in front of Al and Rita unit (7-1); they are original homeowners and have the most tenure here at Lincoln Station (Photo 1). Once they completed the 7-1 loop, they moved to the Lodge entrance to begin the first of many long passes over lower Winter Way (Photo 2). It was quite impressive to watch how well the crew worked together. Not much needed to be said - a few hand signals now and then - but they all just knew what needed to be done next (Photo 3). The driveway down to the garage was also completed as they worked their way up to the clubhouse (Photo 4).
Looking back from the clubhouse towards the Lodge entrance you can see the finished product (Photo 5). The angles and contours look just like what we wanted for better water runoff and the elimination of the 3-4 inch puddles that some folks used to have to wade through as they exited their vehicles.
Of course, as we try to bring order to nature and make nice perfect lines and contours in pavement to control our physical environment, Mother Nature evidently felt the need to remind us who was really in charge! Not 15 minutes after Phil Freehan and I reviewed the completed work so far with GMI's site manager, we returned to where we started near the Lodge entrance and discovered a fairly large tree branch had decided to impale the nice work that had been completed earlier in the morning (Photo 6). The battle was not easily conceded by the Phil Freehan Tree Branch Removal Company, and the offensive branch was quickly made into sticks.
By 7:30 pm GMI was done for the day. They completed the paving on lower Winter Way up to the main entrance, and completed Summer Drive from Building 31 up to Building 22. This took 47 truckloads of asphalt which is about 1000 tons of material.
Tomorrow GMI will continue along Summer Drive and begin work on the walkways where they paved today.
With regard to the stair replacement activity, our stair contractor was on-site today. Phil, Dave M., and I worked out a plan with him for installing the stairs in each unit of buildings 7 and 15. He plans to have his crew on site Sunday morning to begin working this part of the project. Once he is done, GMI will come in to fill between the stairs with new asphalt. This will likely be about 2 weeks before it is completed.
An Important Reminder to Homeowners: Today was a critical day in terms of ensuring a high quality finished product. As it is Friday and the beginning of the weekend, we've seen a significant increase in the number of people coming up to Lincoln Station for the weekend. For the most part, everyone has been very good about parking at the Lodge and walking in. However, we did have several instances of people trying to enter the property and walk over freshly "poured" asphalt. This occurred even though there were workers and heavy equipment present. It appears we even had at least two vehicles drive around safety cones and drive down the newly paved roads. This surface is soft and can be easily damaged. we need to give it time to cool and harden.

Days 3 and 4 (April 26 and 27)
Overall the weather hasn't been too bad, though we did get lots of rain. The nice thing about this kind of work is that sometimes the rain actually helps. GMI put in two full time 10+ hour days on Wednesday and Thursday. On Wednesday they finished the grinding and compacting of the entire complex and finished up at the main entrance (photo 1). They also installed erosion stone in the two swale areas on lower Winter Way. These had deteriorated over the years and were no longer properly channeling water run-off or preventing erosion (photos 2 and 3).
Thursday was more grading and compacting, grading and compacting, grading and compacting... and putting on some of the finishing touches like raising sewer and storm drain covers to the finished level (photo 5). All of this just so they can get the base finished to begin paving on Friday (28th) on lower Winter Way from the Lodge entrance up to the Main Entrance (photo 6).
Oh yes, we also had an informal Board Meeting on the river to discuss our next project, but we couldn't decide which way to go; hope you folks have some good ideas for us at the May meeting (photo 4).

Day 2 (April 25, 2017)
GMI was here again at 6:30 am this morning. The rain never got bad enough to stop work and they got a full day in. They started the grinding of the base at the end of Building 31 on Summer Drive (Photo 1). At the same time they began the initial grading and compacting of lower Winter Way (Photo 2).
Grinding continued throughout the day and GMI completed all of Summer and Autumn Drives (Bldgs 5, 16, & 22) up to Winter Way including the area around the Rt. 112 Dumpster. The road around the dumpster is being widened to make it a little easier for traffic and the snow plow to get around it. (Photos 3 & 4).
Initial grading and more compacting were completed on lower Winter Way from the Lodge entrance up to the Main Entrance (Photo 5). This includes the loop in front of Building 7.
GMI began grinding at the far end of upper Winter Way in front of Building 67 and ended the day as you see in Photo 6. All that is left for grinding is from this point in front of Building 67, up Winter Way to the Main Entrance.
We're still expecting about 0.5 inches of rain overnight and through tomorrow morning. This may not slow us down on the grinding so it is likely that part can still be completed tomorrow. If the base becomes too muddy we may not be able to do much grading until the base dries out.
On another note, the stair timbers were delivered today as planned. Work on the stairs could begin on Thursday if the weather holds out.

Day 1 (April 24, 2017)
Our long awaited paving project started today, April 24th, as scheduled. The snow is gone and the weather today was beautiful. The paving company, GMI, delivered their vehicles over the weekend and were on site at 6am ready to begin (Photo 1). They began on the lower half of LS on Winterway at the back entrance with the Lodge (Photo 2). Very quickly they had the heavy equipment running and were grinding up the existing hot top creating the base layer. They also removed the timbers from the lower stairs in buildings 7 and 15 (Photo 3). Most of this work was completed by late morning.
The grinding and compacting process continued through the afternoon up past the clubhouse (Photo 4 and 5). By the end of the day GMI had completed the grinding and compacting process up to the main entrance (Photo 6).
We're only one day in, but it was a great start. The weather for Tuesday and Wednesday doesn't look great, but GMI will be back first thing in the morning and we'll see how far we can get before the rain gets too heavy. A lot of this work can continue in rainy conditions.
We also expect to have the material for the new stairs delivered tomorrow, however, the weather may prevent us beginning work right away.
